Compliant on paperwork, still exposed: the gap most landlords miss

Having every certificate up to date isn't the same as being fully compliant — a few obligations aren't certificates at all.

Right to Rent checks (verifying a tenant's immigration status before letting — up to £20,000 per lodger for repeated breaches), serving the current “How to Rent” guide (possession notices are invalid without it), and a legionella risk assessment (most single lets are low-risk and can be self-assessed, but “unassessed” itself is the actual breach) are easy to miss precisely because there's no renewal date to remind a landlord.

They're one-time actions that either happened or didn't, with no visual cue that anything's wrong until an inspection or a tenant dispute surfaces it.
